Can you hold a place before I apply?

What is the best method for communication during the application process?
You can opt in to message with us via SMS text so this will be the fastest way to get ahold of anyone in our office. -
Do you accept Section 8 Vouchers?

When is rent due?
Rent is due on the 1st, you have a grace until the 3rd and thereafter you start to accrue fees. -
What payments methods do you accept for rent?
Our most popular is ACH withdrawals which you can set up on your Resident Portal and will incur no extra fees. You also have the option to pay via credit card, but you will have the interest rate fee passed along to you. In addition, we accept moneyorders and checks, but you will have a $5 fee if you pay this way. -
Early termination of lease options?
Your lease period is strict and if you vacate prior to the end of your lease, you are responsible for rent and utilities until the home is filled. In addition, you will forfeit your security deposit. -
Where is your office?
We have an office suite at 5177 W Overland Rd in Boise. We have a drop box as needed after hours. -
How do I report an after-hours emergency?
You call us at (208)696-1292 and select Option 1 to get through to an operator. -
How does Obligo work?
We partner with Obligo to offer deposit-free living to qualified residents.
That means you can qualify to skip paying a security deposit when you move into your new home. You will receive an email invite from Obligo with detailed instructions to apply.
You can also use the Obligo platform to pay your move-in fees electronically, right from your phone. The process is simple and secure. You can find promotional material with more details under Tenant Resources.
